Position Summary
The Controls Manager is responsible for leading all project controls functions for large-scale electrical construction projects, with a primary focus on hyperscale and enterprise data centers. This position oversees project planning, scheduling, forecasting, cost analysis, performance reporting, and data analytics to ensure projects are delivered safely, on schedule, within budget, and in alignment with company objectives.
Working closely with Project Executives, Project Managers, Superintendents, Estimating, Procurement, and Executive Leadership, the Controls Manager develops data-driven insights that improve decision-making, identify project risks early, and maximize operational performance across multiple projects.
Key Responsibilities
Planning & Scheduling
- Develop, maintain, and oversee detailed project schedules from preconstruction through commissioning.
- Create baseline schedules using Critical Path Method (CPM) methodologies.
- Monitor schedule performance and identify impacts to critical path activities.
- Lead schedule updates, recovery plans, and schedule risk assessments.
- Coordinate milestone planning with owners, general contractors, subcontractors, and internal project teams.
- Analyze schedule trends and recommend corrective actions.
Project Controls & Forecasting
- Develop and maintain project controls processes across multiple projects.
- Produce accurate labor, productivity, cost, and revenue forecasts.
- Analyze earned value, production rates, and key performance indicators (KPIs).
- Forecast manpower requirements and labor productivity.
- Monitor project budgets and identify cost variances.
- Assist project teams with financial forecasting and cash flow planning.
Data Analytics & Reporting
- Build dashboards and executive reports using project data.
- Analyze labor productivity, schedule performance, procurement status, and financial metrics.
- Develop standardized reporting tools for executive leadership.
- Identify trends across multiple projects and recommend operational improvements.
- Utilize business intelligence tools to convert project data into actionable information.
Risk Management
- Identify schedule and cost risks early in the project lifecycle.
- Perform what-if scenario analysis and recovery planning.
- Support change management and delay analysis.
- Monitor procurement, fabrication, and material delivery impacts.
- Evaluate project health using leading and lagging performance indicators.
Collaboration
- Partner with Project Managers and Operations Leadership to improve project execution.
- Support preconstruction planning and schedule development.
- Coordinate with estimating during project handoff.
- Work with accounting on forecasting and revenue projections.
- Assist executive leadership with portfolio reporting and strategic planning.
Process Improvement
- Develop and standardize project controls procedures.
- Implement best practices for scheduling, forecasting, and reporting.
- Improve data accuracy and reporting consistency.
- Support implementation of project management software and reporting tools.
- Train project teams on project controls processes and reporting standards.
Qualifications
Education
- Bachelor's degree in Construction Management, Engineering, Business, Project Management, or related field preferred.
- Equivalent construction experience will be considered.
Experience
- 8+ years of project controls, scheduling, project management, or construction management experience.
- Minimum 5 years supporting large commercial or industrial electrical construction projects.
- Experience with hyperscale or mission-critical data center construction strongly preferred.
- Experience managing multiple projects exceeding $50M in value preferred.Technical Skills
- Advanced knowledge of CPM scheduling principles.
- Strong understanding of electrical construction sequencing.
- Experience with Primavera P6 and/or Microsoft Project.
- Advanced Microsoft Excel skills.
- Experience with Power BI, Tableau, or similar business intelligence platforms.
- Familiarity with ERP and construction management software such as Procore, Autodesk Construction Cloud, Viewpoint Vista, or Oracle Primavera Unifier.
